FAQs
Your Property Development Questions, Answered.
What is Sandford Property Group's primary focus?
We are a family-owned property developer focused on creating beautiful, functional, and timeless residential places in Auckland. Our work includes everything from terraced homes and duplexes to large-scale subdivisions and apartment buildings.
How long has Sandford Property Group been in business?
We have a proven track record of over 15 years in the Auckland property development sector, growing from a small garage conversion to the medium-large scale projects we deliver today.
What areas does Sandford Property Group operate in?
We focus on thriving urban areas within the Auckland region, conducting extensive due diligence to identify locations with great potential for lifestyle and investment.
Do you only work on new, large-scale developments?
While our typical project size ranges from 10 to 20 dwellings, our expertise is highly adaptable. We successfully deliver both intimate boutique developments of fewer than 10 homes and larger-scale communities exceeding 30 lots.
How can I find out about upcoming properties for sale?
We always have a number of projects in the pipeline. The best way to stay informed is to register your interest with us, and we will contact you with details about upcoming developments and release dates.
Do you build homes for rent?
Yes, we hold a selection of completed projects as part of our long-term rental portfolio. Please contact us to inquire about current rental availability.
What makes a Sandford property different?
We incorporate thoughtful design and layout into every space with a specific goal: to enhance the end-user’s lifestyle. We focus on creating functional, high-quality, and timeless homes, not just buildings.
What is a Joint Venture (JV) in property development?
A JV is a partnership where you contribute the land, and we contribute our development expertise, project management, and often the required capital. We share in the risks and rewards to unlock the equity in your land.
What type of land are you looking for?
We are interested in freehold land within Auckland that has development potential (e.g., suitable for subdivision or multi-unit development). If you are unsure about your land’s potential, we can conduct an initial assessment.
Why should I choose Sandford for a Joint Venture over another developer?
We are not just contractors; we are vested partners. We often co-invest in our JV projects, which means we are directly motivated to manage risk and maximize the success and profitability of the project for both parties.
What does your end-to-end Project Management service include?
Our service covers the entire development journey: due diligence, property acquisition, managing subdivision and consents, working with architects and builders, overseeing the entire build, and facilitating sales. We take the hard work and uncertainty out of the process.
I have capital but no experience. Can you really help me?
Absolutely. This is a core part of our service. Our proven property development systems are designed specifically to help clients avoid the common (and costly) mistakes first-time developers make. We guide you every step of the way.
Who will I be working with on my project?
You will have direct access to our senior leadership, including Jay Rajani, our Senior Project Manager, who oversees the build process. We are a family business, so you benefit from personal, dedicated service.
How do you handle the council consent process?
We manage the entire complex process for you, from initial Resource Consent applications to securing the final Building Consent and Code Compliance Certificates (CCCs). Our long experience in Auckland means we have strong relationships and a deep understanding of council requirements.
Do you have your own construction team?
We benefit from strong, long-standing relationships with leading construction companies, builders, and contractors. This allows us to assemble the perfect, highly skilled project team for each specific development, ensuring quality and efficiency.
